
Presented to the Massachusetts Lodging Association on May 7, 2026, the Cape Cod & Islands Outlook examines national and regional lodging trends before taking a deeper look at performance across the Upper, Mid, Lower and Outer Cape, as well as Martha’s Vineyard and Nantucket. The program explores the widening performance gap between luxury and lower-tier hotels, changing leisure demand, short-term rentals, seasonality, international visitation, and the region’s constrained supply environment. Looking ahead, modest occupancy gains and continued rate growth are expected in 2026, with the strongest performance concentrated in the luxury and upper-upscale segments and the Lower Cape and Islands.
