
As keynote speaker for NAIOP Massachusetts’ “The Future of Hospitality: Where Commercial Real Estate Meets Experience,” Sebastian Colella provided an overview of the Boston and Cambridge lodging market and the fundamentals driving hotel performance and investment. The discussion explored how demand has evolved across business, international, group, and experience-driven travel; the market’s increasing emphasis on hotel quality and guest experience; and the development challenges created by construction costs, financing, labor, and operating expenses. Despite these barriers, the outlook highlighted Boston’s resilient demand fundamentals, constrained new supply, and expectations for continued rate and RevPAR growth in 2026 and beyond.
